A property that nobody is living in deteriorates faster than one that is occupied. Small problems that a resident would notice within a day, a leak, a failed unit, a broken window, go unseen for months and turn into much larger ones.

There is an administrative side too. Insurers treat vacant properties differently and cover can lapse or narrow without the owner realising. Municipalities notice empty houses, and overgrown lots and unsecured openings tend to attract citations.

It is one of the situations we see most. Length of vacancy and condition are things we take into account, not reasons to stop the conversation.

There are code violations against it. Does that stop a sale?

Not necessarily. Whether they can be dealt with as part of a transaction depends on what they are and on local rules, and title and legal questions have to be confirmed by the appropriate professionals.

The utilities are switched off. Do I need to turn them back on?
