Can you buy it with the tenant still living there?

In many cases yes, and we will review the property on that basis. What the lease says matters, so have it to hand when we speak.

Do I have to tell the tenant we are talking?

Not to have an initial conversation with us. Your obligations to the tenant are set by the lease and by the law where the property is, and those apply regardless of who is buying.

What about the security deposit and the rent that has been paid?

Those are handled at closing in the normal way, the same as any other transaction involving a tenanted property.

The property needs work between tenancies. Does that matter?

It is one of the more common reasons landlords contact us. We look at properties in their current condition and do not expect you to make it ready first.
