Why condition complicates a traditional sale

A conventional sale usually depends on a buyer with a mortgage, and a mortgage depends on a lender being satisfied with the property. Where there are roof, structural, electrical or plumbing problems, that approval becomes uncertain no matter how willing the buyer is.

This is why owners are so often told to fix things first. The difficulty is that major repairs are expensive, disruptive and slow, and there is no guarantee the money spent comes back in the sale price.

Is there any condition you would not consider?

We consider a wide range, but we do not buy every property and it would be wrong to suggest otherwise. Some properties do not meet our purchasing criteria, and when that is the case we say so quickly rather than leave you waiting.

Do I need an inspection or estimates first?

No. If you already have a report or quotes, they are useful, but obtaining them is not something we ask of you.

The roof is at the end of its life. Should I replace it before selling?

Speak to us before you do. It is a large amount of money that may not be recovered, and it is a decision worth making with a figure in front of you.

What does as is actually mean here?

It means we are looking at the property in its current state, and we are not asking you to carry out work or to reduce the price later because of something an inspection turned up.

You mentioned you might do repairs yourselves. How does that work?

That is our second route. If it applies we would explain exactly what we propose doing and you would approve it in writing before anything was touched. We invest our own money in that work.
